Communication support dynamics of construction projects in St.Petersburg and the Leningrad region

Abstract

Актуальность данной работы обусловлена объективной необходимостью развития эффективных коммуникаций строительных компаний Санкт-Петербурга и Ленинградской области со всеми группами общественности. Изучение динамики технологий коммуникативного сопровождения строительных проектов Санкт-Петербурга и Ленобласти позволило оценить целесообразность использования тех или иных PR-инструментов при продвижении объектов недвижимости всех сегментов – стандартного жилья, комфорт и бизнес-класса. Научная разработанность проблемы. Анализ научной литературы выявил факт слабой изученности технологий коммуникативного сопровождения строительных проектов Санкт-Петербурга и Ленинградской области. Теоретические исследования, посвященные комплексному осмыслению технологий продвижения объектов жилой недвижимости Санкт-Петербурга и Ленобласти в динамике, отсутствуют. Методы исследования: анализ, синтез, моделирование, включенное наблюдение, экспертные интервью, анализ документов, изучение кейсов, контент-анализ. Объектом данного исследования являются коммуникации субъектов строительного рынка по продвижению объектов жилой недвижимости, предметом исследования – развитие технологий коммуникационного сопровождения строительных проектов Санкт-Петербурга и Ленобласти 2005-2018 гг. Целью данной работы является выявление основных закономерностей и трендов динамики технологий коммуникационного сопровождения объектов недвижимости на рынке Санкт-Петербурга и Ленобласти с 2005 по 2018 гг. Задачи выпускной квалификационной работы: проанализировать состояние строительной отрасли на современном этапе и специфику нормативно-правового регулирования российского рынка жилой недвижимости; выявить тренды развития строительной сферы – драйверов рынка жилой недвижимости, его основных игроков и трендсеттеров; выявить технологии и тренды PR-сопровождения объектов жилой недвижимости; проанализировать использование PR-технологий и инструментов при продвижении строительных проектов Санкт-Петербурга и Ленобласти с 2005 года. Эмпирической базой исследования послужила отчетная документация PR-агентства «Медиатор», медиа-источники, результаты анализа документов и экспертных интервью, проведенных автором данного исследования. Структура данной работы обусловлена предметом, целью и задачами исследования. Работа состоит из введения, трех глав и заключения, имеет 8 таблиц и 11 рисунков, 6 приложений, список литературы представлен 66 источниками.

The urgency is conditioned by the objective necessity of developing effective communications of construction companies in Saint Petersburg and the Leningrad region with all stakeholders. The research of the communication support dynamics for construction projects in Saint Petersburg and the Leningrad Region will make it possible to evaluate the appropriateness of using certain PR-tools in promoting real estate objects of all segments - standard housing (economy class), comfort class and business class. Scientific elaboration of the problem. The analysis of scientific literature has revealed that the technology of communication support of construction projects in St. Petersburg and the Leningrad region is poorly understood. There are no theoretical studies devoted to a comprehensive understanding of technologies for promoting real estate objects in St. Petersburg and the Leningrad region in dynamics. Research methods: analysis, synthesis, modeling, participant observation, expert interviews, document analysis, case study, content analysis. The object of the paper is communications of the construction market subjects aimed at promoting the real estates, the subject of the research is the development of communication support technologies for construction projects in St. Petersburg and Leningrad region 2005-2018. The aim of the paper is to identify the main patterns and trends in the dynamics of communication support technologies for real estate in the market of St. Petersburg and Leningrad region from 2005 to 2018. The objectives of the paper: to analyze the current situation in the construction industry and the specifics of the regulatory framework of the Russian residential real estate market; to identify trends in the construction sector development - drivers of the residential real estate market, main players and trendsetters; to identify technologies and trends in PR-support for residential real estate; to analyze the use of PR-technologies and tools in the promotion of construction projects in St. Petersburg and Leningrad region since 2005. The empirical base of the study: the report documentation of PR-agency "Mediator", media sources, the results of analysis of documents and expert interviews conducted by the author of this study. The subject, aim and objectives of the study determine the structure of the paper. It consists of introduction, three chapters and conclusion, has 8 tables and 11 figures, 6 applications. Bibliography is represented by 66 sources.
