Abstract

В выпускной квалификационной работе рассматриваются правовые аспекты осуществления государственной кадастровой оценки земельных участков и методов ее проведения, анализируется регулирование зон с особыми условиями использования территории, выявляются особенности и проблемы их учета в процессе оценки, проводится комплексный анализ ограничительного регламента зон с особыми условиями использования территории на эффективность использования земельных участков на примере ИЖС в Санкт-Петербурге, в целом, обосновывается необходимость учета зон с особыми условиями использования территории как отдельного ценообразующего фактора.

In the final qualifying work, the legal aspects of the implementation of the state cadastral valuation of land plots and methods of its implementation are considered, the regulation of zones with special conditions of use of the territory is analyzed, the features and problems of their accounting in the evaluation process are identified, a comprehensive analysis of the restrictive regulations of zones with special conditions of use of the territory on the effectiveness of the use of land plots is carried out on the example of the residential housing in St. Petersburg- St. Petersburg, in general, the necessity of taking into account zones with special conditions of use of the territory as a separate price-forming factor is substantiated.
