The influence of social infrastructure availability on pricing on the residential real estate market of St Petersburg

Abstract

Работа посвящена исследованию одного из географических факторов ценообразования – изменения стоимости жилья в зависимости от удаленности объектов социальной инфраструктуры. Проведенный на основе регрессионной модели анализ позволил выявить наличие вклада близости образовательных и медицинских учреждений в формирование цены квадратного метра жилья. Результаты были рассмотрены в разрезе районов Санкт-Петербурга, на основе чего можно было сделать выводы о большей зависимости на локальном уровне, чем в рамках всего города.

The work is devoted to the study of one of the geographical factors of pricing - changes in the cost of housing, depending on the remoteness of social infrastructure facilities. The analysis carried out on the basis of the regression model made it possible to reveal the presence of the contribution of the proximity of educational and medical institutions to the formation of the price per square meter of housing. The results were considered in the context of the districts of St. Petersburg, on the basis of which it was possible to draw conclusions about the greater dependence at the local level than within the entire city.
