Approaches to address the issue of the industrial area redevelopment in St Petersburg

Abstract

В данной работе были рассмотрены понятия редевелопмент территории, обозначена сущность редевелопмента территории, представлена классификация видов редевелопмента. На примере выбранного модельного полигона 1-го и 2-го терминала морского порта Большой порт Санкт-Петербург и прилегающей к нему территории, были выявлены наиболее релевантные подходы к разработке концепции редевелопмента территории, а именно применение анализа лучшего и наиболее эффективного использования территории, который обеспечит ей наивысшую текущую стоимость. В работе также были определены наиболее эффективные виды использования с точки зрения инвесторов и с точки зрения городского развития.

In this paper, the concepts of redevelopment of the territory were considered, the essence of redevelopment of the territory was indicated, the classification of types of redevelopment was presented. Using the example of the selected model landfill of the 1st and 2nd terminals of the seaport of Bolshoy Port of St. Petersburg and the adjacent territory, the most relevant approaches to the development of the concept of redevelopment of the territory were identified, namely, the application of the analysis of the best and most efficient use of the territory, which will provide it with the highest current value. The paper also identified the most effective uses from the point of view of investors and from the point of view of urban development.
