Land-development and investments into land plots (Leningrad region as a case study)

Abstract

Бакалаврская выпускная квалификационная работа Жирновой Алины Сергеевны посвящена ленд-девелопменту земельных участков, являющемуся инструментом инвестиционной деятельности. В данной работе, на основе изученных автором материалов, даются определения понятий «земельный участок», «инвестиции» и «ленд-девелопмент». Помимо этого, в работе были рассмотрены правовые основы и особенности инвестирования в земельные участки, рассмотрена роль категорий земель в инвестиционной деятельности, проанализированы факторы и проблемы инвестирования в земельные участки Ленинградской области. Также была выявлена роль земельного девелопмента в социально-экономическом развитии Ленинградской области, определены этапы ленд-девелопмента земельных участков и проведен анализ проектов по ленд-девелопменту территории в Ленинградской области. В конце работы автором предложены рекомендации по совершенствованию ленд-девелопмента на территории Ленинградской области.

The graduation text of Zhirnova Alina is devoted to land-development of the land plots which is the instrument of investment activity. In this work, the author studied on the basis of materials, are the definitions of "land", "investments" and "land-development". In addition, in the work were considered legal bases and features of investing in land, examined the role of land categories in investing activities, analysis of factors and investment issues in the land of the Leningrad region. It was also revealed the role of land-development in the socio-economic development of the Leningrad Region, identified the stages of land-development of land and the analysis of projects for land-development area in the Leningrad region. At the end of the work the author offers recommendations for improvement of land-development in the Leningrad region.
