Using gradient boosting algorithms for evaluating real estate objects

Abstract

Работа посвящена решению задачи оценки объектов недвижимости. Эта проблема актуальна в связи с популярностью частных инвестиций в России. В работе построена модель предсказания цены на квартиру. Подход использует ассемблирование моделей градиентного бустинга на деревьях решений, также модель справляется с описательными данными и демонстрирует результаты 3.47 MdAPE метрике. Результаты получены на собранном наборе данных из 16307 объектов с описаниями.

The paper is dedicated to solving the problem of real estate valuation. This problem is relevant due to the popularity of private investment in Russia. In this paper, a model for predicting the price of an apartment is constructed. The approach uses the assembly of gradient boosting models on decision trees, the model also handles descriptive text data and demonstrates the results of 3.47 MdAPE metrics. The results are obtained on the collected data set of 16,307 objects with descriptions.
