Проект содержит пояснительную записку на 42 листах и проектную часть, представленную в формате презентации, видеоролика и иллюстрированного приложения, содержащего 3D визуализации, чертежи и фотоматериалы, на 3х выставочных планшетах. 1. Актуальность темы и выбор объекта для разработки. Тема проекта и объект для его разработки предложен одним из старейших и самых опытных операторов домов престарелых Санкт-Петербурга - ООО "Агенство ЮССИ". Директор агенства - Султанова Саида Султановна, предложила разработать на территории, заброшенного в настоящее время, комплекса зданий "Кронштадтской морской общины сестер милосердия" с садом, проект геронтологического реабилитационно-оздоровительного центра долговременного проживания. Для Санкт-Петербурга эта тема, в настоящее время, является актуальной, а так же, имеет большой потенциал для дальнейшего развития в течении многих лет. К началу 2018 года количество пенсионеров, проживающих в Санкт-Петербурге подошло к отметке 26%, что составляет почти 1360000 человек из общего числа жителей города. Многие из них в силу возраста имеют трудности в повседневной жизни и нуждаются в повышенном внимании и специальном уходе. В Российской Федерации отношение к домам престарелых и пансионатам длительного проживания по большей части негативное. Так, по результатам опроса "Левада-центра", 53% россиян считают, что ухаживать за пожилыми людьми и обеспечивать их любой необходимой помощью должны родственники. Но в то же время, не многие семьи могут позволить себе создать в домашней среде все необходимые условия для обеспечения надлежащего ухода и продления жизни своих пожилых близких, в силу сложности и дороговизны этой области. Во многих семьях обстоятельства вынуждают одного из работоспособных членов семьи оставить работу для полноценного домашнего ухода за пожилым родственником. Такой путь остается наилучшим и наиболее морально приемлемым по причине очень низкого уровня и состояния большинства государственных домов престарелых, отсутствия опыта их организации для оказания качественных услуг, продления, а главное улучшения качества жизни пожилых людей. Поэтому, разработка геронтологических центров, основанная на международном опыте и направленная на создание учреждений качественно нового уровня, является одним из важнейших аспектов в формировании благоприятной и доступной среды сообщества пожилых людей. Большое влияние на актуальность выбранной темы оказывает объект, в рамках которого происходит создание концепции. Являясь памятником архитектуры, комплекс "Кронштадтской морской общины сестер милосердия" представляет собой пример распространенного явления - заброшенного архитектурно-ландшафтного комплекса, лишенного своей исторической функции и стремительно разрушающегося. Восстановление памятника культурного наследия невозможно без деликатного, этически правильного присвоения зданию или комплексу новой функции, способной вернуть в него жизнь, соответствующую его внешнему облику. В свою очередь восстановление и сохранение памятников культурного наследия является неотъемлемым показателем социально-культурного уровня общества, как и обеспечение достойного уровня и качества жизни наиболее социально незащищенных слоев. 2. Цель работы Целью работы является создание концепции идеальной среды геронтологического реабилитационно-оздоровительного центра длительного проживания, реализуемого в рамках реалистичных бюджетов, соответствующего законодательству Российской Федерации и, самое главное, основанного на положительном опыте ведущих Российских и иностранных операторов. 3. Задачи работы В условиях четко сформулированной цели проекта и технического задания к нему, полученного от Агенства "ЮССИ", были выделены следующие основные задачи: Исследование объекта проектирования, находящегося по адресу г. Кронштадт, ул. Пролетарская, 30, на предмет соответствия местоположения заявленным целям проектирования Изучение территории и зданий комплекса "Кронштадтской морской общины сестер милосердия" для установления необходимости проведения реставрационных работ и привлечения узкопрофильных специалистов для реализации проектной идеи. Анализ научных работ и опыта реализации новейших идей и технологий в условиях домов престарелых, Российских и иностранных специалистов в области геронтологии. Планирование общей концепции среды геронтологического центра в рамках территории исторического комплекса. Углубленная разработка художественного решения интерьеров и ландшафта, соответствующих идеи концепции организации геронтологического реабилитационно-оздоровительного центра на территории памятника культурного наследия. 4. Краткое описание работы 4.1. Изученный материал При создании проекта была изучена профессиональная литература, научные статьи врачей и организаторов геронтологических центров, множественные интернет-ресурсы и интервью как Российских, так и иностранных представителей научного и бытового мира геронтологии. В первую очередь была изучена структура и деятельность учреждений созданных ООО "Агенство ЮССИ" под руководством директора Агенства Султановой Саиды Султановны. Так же был проведен анализ новейших исследований в области геронтологии, приведенных в книге "The Encyclopedia of Elder Care, Fourth Edition: The Comprehensive Resource en Gereartric Health and Social Care. Эта научная энциклопедия была создана группой специалистов представителей основных областей в практике геронтологии и гериартологии: социальной работы, психиатрии, медицины и ухода. Проведя собственные исследования среди сотен ученых и организаторов домов престарелых и геронтологических центров, а так же среди социальных работников, они собрали наиболее полную информацию о новейших системах и способах решения большинства спорных вопросов в этой области, для преодоления информационного разрыва между исследованиями и их практическим применением. Важное значение в книге уделялось влиянию среды на психологическое и физиологическое состояние пожилых людей, опыту наилучшего обустройства их жизни в условиях узкого сообщества с целью улучшения качества жизни и ее продления. Большое влияние на детальную разработку проекта оказала статья доктора Гюнтера Вольфрама, создателя и владельца дома престарелых для пожилых людей с деменцией "AlisA". Он вывел теорию, которая в настоящее время входит в практику домов престарелых по всему миру - теорию "комнат памяти". По опыту дома престарелых Alise A, пожилые люди, помещенные в среду с предметным наполнением и окружением, соответствующем годам их юности и наибольшей активности чувствуют себя наиболее комфортно. Важным является влияние такой среды на функции памяти, которые с возрастом имеют особенность ухудшаться. Привычное и понятное окружение и предметное наполнение, оказывает положительное влияние на пробуждение долгосрочной памяти и сохранение краткосрочной, благодаря чему пожилые люди с когнитивными расстройствами частично возвращают себе утраченные функции памяти, а пожилые люди без таковых нарушений, сохраняют психо-эмоциоанальное здоровье и спокойствие. С целью разобраться в проблеме негативного отношения к домам престарелых в России и их общего состояния, были изучены приведенные на эту тему статьи из интернет ресурса газеты "The Village". В частности, особо интересными в рамках изучаемого вопроса были статьи из раздела "этика" и интервью Марии Гантман (врач-геронтопсихолог, призедент автономной некомерческой организации "Помощь пациентам с болезнью Альцгеймера и их семьям" и Александра Халявкина (ученый секретарь Московского отделения Геронтологического сообщества РАН РФ). Был проанализирован опыт проектирования "идеального дома престарелых" российскими авторами для российских условий. Примером был выбран проект "Опека", разработанный студией AMD Arcitects под руководством Максима Батаева. Разнообразие изученных источников позволило рассмотреть разрабатываемый проект с разных сторон, проанализировать международный опыт, учесть современную ситуацию и применить в проекте передовые способы организации наилучшей среды для геронтологического реабилитационно-оздоровительного центра. 4.2. Разработанные проектные предложения Проект организации на территории объекта культурного наследия геронтологического реабилитационно-оздоровительного центра длительного пребывания включал в себя: предложения по организации среды существующего сада в условиях ограниченных решением КГИОП действий Предложения по организации интерьеров в главном здании исторического комплекса, предлагаемого проектом под место проживания гостей центра Предложения по реставрации зданий комплекса и приведение его эстетического облика в соответствие с обликом окружающей городской застройки. При разработке интерьерного решения в проекте предлагается создать в главном здании комплекса интерьер в стилистике 1950х-60х годов переосмысленный в реалиях новой функции здания и современной функциональности дизайна, дополнить его историческим предметным наполнением, организовать внутреннюю среду помещения с учетом необходимости наличия медицинского функционала, адаптации здания для маломобильных групп населения, социализации гостей комплекса и проведения досугово-развлекательных мероприятий. Здание служебного корпуса предлагается адаптировать под зону приготовления пищи, для обеспечения автономии комплекса, надлежащей площади указанной зоны и отделения пищевой зоны от жилой, что обусловлено многими факторами объекта. Территорию сада, в связи с законадательными ограничениями, предлагается оставить без изменений в плане ландшафтного дизайна, лишь приведя ее в соответствие с эстетическим обликом комплекса и окружающей городской застройки, дополнив среду малыми формами, соответствующими исторической эпохе создания комплекса, расчистив и создав парковые дорожки на основе имеющихся и предполагаемых исторических данных и аналогов. 5. Краткое описание методик, технологий и программного обеспечения, использованного при подготовке ВДП. При подготовке выпускной дипломной работы активно использовались различные интернет ресурсы, для получения необходимой для анализа информации. Создание визуального ряда концепции проекта обеспечивалось использованием компьютерного программного обеспечения. 3D визуализации создавались при помощи программ Sketchup+Vray и Lumion 8.0. Подготовка выставочных планшетов велась в программах Adobe Illustrator и Adobe Photoshop. Эти же программы, совместно с Office PowerPoint использовались для создания презентации.

The project contains an explanatory note (42 sheets) and a project part, presented in a presentation format, a video and an illustrated application containing 3D visualizations, drawings and photographic materials on 3 exhibition tablets. 1. The relevance of the topic and the choice of the object for development. 2. The topic of the project and the object for its development were proposed by one of the eldest and most experienced operators of nursing homes in St. Petersburg - LLC “Agency YUSSI". A director of the agency, Sultanova Saida, proposed to develop a project of a gerontological rehabilitation and health center for long-term residence on the territory of the abandoned complex of buildings of the “Kronstadt Naval Community of Sisters of Mercy” with a garden. For St. Petersburg this topic is essential. It also has a great potential for the further development. By 2018, the number of pensioners living in St. Petersburg has reached 26% that is almost 130000 people out of the total number of citizens. Many of them have difficulties in daily life and must have increased attention and special care because of their age. In Russia, the attitude towards nursery homes for and long-term boarding houses is mostly negative. Thus, according to the interview results of the “Levada Center”, 53% of the Russians believe that relatives should take care of the elderly and provide them with any necessary assistance. But at the same time, not many families can afford to create all the necessary conditions for providing care and prolonging the lives of their elderly relatives at home, due to the complexity and high cost of this field. In many families, circumstances force one of the family members that is able to work to leave this work to take care of their elderly relative. This way is the best and most morally acceptable way, because of the low level and condition of most state nursery homes, and because of the lack of experience in organizing them for providing quality services, prolonging, and improving the quality of life of elderly people. Therefore, the development of gerontological centers based on international experience and aimed at creating institutions of a new level is one of the most important aspects in the formation of an enabling and accessible environment for the elderly. A major influence on the relevance of the chosen topic is provided by the object within which the concept is created. Being an architectural monument, the complex of the “Kronstadt Naval Community of Sisters of Mercy” is an example of a widespread phenomenon - an abandoned architectural and landscape complex deprived of its historical function and rapidly collapsing. Restoration of the cultural heritage monument is impossible without a delicate, ethically correct assignment of a new function, capable of bringing new life corresponding to its external appearance. In turn, the restoration and preservation of monuments of cultural heritage is an inherent indicator of the cultural level of society, as well as ensuring a decent level and quality of life for the most socially unprotected people. 3. Purpose of project The goal of the project is to create the concept of an ideal environment for the gerontological rehabilitation and health center for long-term residence, developed within the framework of real budgets, in accordance with the legislation of the Russian Federation and based on the positive experience of leading Russian and foreign operators. 4. Aims of the project In the context of the clearly stated purpose of the project and the terms of reference received from the Agency “YUSSI”, the following main aims were identified: * Research of the design object (Kronstadt, Proletarskaya, 30) for the correspondence of location to the declared design goals * Study of the territory and buildings of the complex “Kronstadt Naval Community of Sisters of Mercy” to determine the necessity of restoration work and to attract highly specialized people for the implementation of the project idea. * The analysis of Russian and foreign scientific works and experience in the field of gerontology in implementing the latest ideas and technologies in the conditions of elderly homes. * Planning of the environment general concept of the gerontological center within the territory of the historical complex. * Deepen development of the art solution of interiors and landscape, corresponding to the idea of the organization concept of the gerontological rehabilitation and health center on the territory of the cultural heritage monument. 4. Brief description of the work 4.1. The studied material During the creation of the project, the professional literature, scientific articles of doctors and organizers of gerontological centers, multiple Internet resources and interviews of both Russian and foreign representatives of gerontology were studied. First of all, the structure and activities of the institutions created by the Agency "YUSSI" and guided by the Agency Director, Sultanova Saida, were studied. Also, the analysis of the latest research in gerontology, given in the book “The Encyclopedia of Elder Care, Fourth Edition: The Comprehensive Resource in Gereartric Health and Social Care” was made. This encyclopedia was created by a group of specialists of key areas in gerontology and geriatology practice: social work, psychiatry, medicine and care. Having led their own research among hundreds of scientists and organizers of homes for the elderly and gerontological centers, as well as among social workers, they collected the most complete information about new systems and ways of solving of most of the controversial issues in this area to overcome the information gap between research and their practical application .The book is focused on the environment influence on the psychological and physiological state of the elderly, the experience of the best arrangement of their lives in a narrow community with a purpose of improving quality of life and its extension. A great influence on the detailed development of the project was provided by the article of Dr. Gunter Wolfram, the creator and owner of a home for the elderly with dementia “AlexA”. He derived a theory that is now a part of the practice of nursery homes all over the world - the theory of “remembrance rooms”. According to the experience of the AlexA Residence for Senior Citizens, the elderly people placed in a space with the content and the environment corresponding to their youth, feel themselves most comfortable. The effect of such an environment on memory functions, which have a feature to deteriorate with age, is very important. A familiar environment and content have a positive effect on the awakening of long-term memory and the preservation of short-term, so that elderly with cognitive disorders partially regain the lost memory functions, and older people without such violations preserve psycho-emotional state and health. In order to consider the problem of negative attitudes towards nursery homes in Russia and their general condition, the articles of the internet resource of “The Village” newspaper were studied. In particular, the most interesting articles were the articles from the section "Ethics" and interview of Maria Gantman (gerontopsychologist, the president of the autonomous non-profit organization “the help to patients with Alzheimer's and their families” and Alexander Khalyavkin (the scientific secretary of the Moscow branch of the Gerontological Society of the Russian Academy of Science). The experience of designing an “ideal nursing home” by Russian authors for Russian conditions was also analyzed. As an example the project "Keeping/ Opeka", developed by the studio AMD Arcitects under the leadership of Maxim Bataev, was chosen. The variety of studied sources allowed us to consider the developing project from different sides, to analyze international experience and to take into consideration the current situation to apply the advanced methods of organizing the best environment for the gerontological rehabilitation and health center in the project. 4.2. Project proposals developments * The project of the organization on the territory of the cultural heritage of the gerontological rehabilitation and health center for long-term residence included: * Proposals for the organization of the environment of the existing garden in conditions limited by the decision of Committee for State Preservation of Historical and Cultural Monuments. * Offers for the organization of interiors in the main building of the historical complex, proposed by the project as a place of residence of the center guests * Proposals for the restoration of the buildings of the complex and bringing its esthetic appearance in one line with the appearance of the surrounding urban development. When developing an interior solution of the main building in the project, it is proposed to create an interior in the style of the 1950s-1960s reinterpreted in the realities of the new function of the building and modern design functionality; to supplement it with historical content; to organize the internal environment of the building, taking into consideration the need for medical functionality, low-mobility groups of the population, socialization of the guests of the complex and running the entertainment events. The service building is proposed to be adapted to the cooking zone to ensure the autonomy of the complex of the proper area and separation of the food zone from the residential area. The territory of the garden, according to the legal restrictions is proposed to be left unchanged in terms of landscape design, improving only the esthetic appearance, supplementing the environment with small forms that correspond to the historical era of the complex creation, making park paths based on existing and prospective historical data and analogues. 6. Brief description of the methodologies, technologies and software used in the preparation of the diploma project. * When preparing the graduation thesis, various Internet resources were actively used to obtain the information necessary for analysis. * Creation of a visual series of the project concept was provided using computer software. * 3D visualizations were created with the help of such programs as Sketchup + Vray and Lumion 8.0. * Preparation of exhibition tablets was conducted in such programs as Adobe Illustrator and Adobe Photoshop. The same programs along with Office PowerPoint were used to create a presentation.
