Statistical data on the use of terms relevant to the problems of three-dimensional real estate cadastre by Russian scientists are presented and analyzed. It is noted that the creation of the public law company “Roskadastr” and the Unified Digital Platform “National Spatial Data System”, on the basis of which information collected by a number of government agencies is integrated, is an incentive for conducting large-scale convergent research and a good reason for predicting the risks, associated with the formation of a three-dimensional real estate cadastre. Three-dimensional real estate cadastre defined as an aggregation three-dimensional models in electronic form, reflecting the most significant physical (spatial) parameters of real estate objects. The factors stimulating and limiting the maintenance of a three-dimensional real estate cadastre are called. For a three-dimensional real estate cadastre, reflecting the parameters of objects of the material world, the risks of information loss are not excessive due to the existence of the possibility of restoring lost information based on a re-examination of existing real estate, which prevents the registration and judicial systems from plunging into a state of chaos or uncertainty. It is concluded that conducting interdisciplinary research in this area and identifying emerging risks as a result of technology assessment and socio-humanitarian expertise is a matter of the near future. At the same time, the most important parameters of the regulatory legal regulation of relations, related to the maintenance of a three-dimensional real estate cadastre, can be identified today and should be reduced, at least, to the establishment of a ban on the inclusion in public databases of information sufficient to create three-dimensional models of real estate objects under the operational management of state institutions, including government agencies.en_GB
