Актуальность темы и выбор объекта для разработки обусловлены необходимостью сохранения памятника промышленной архитектуры и включения его в новые сценарии жизни бывшего индустриального района, а также потребностью в развитии на Петровском острове новых общественных и деловых пространств. 2. Цель работы  формирование концепции приспособления фрагмента комплекса промышленных объектов «Красная Бавария»в контексте реставрации. 3. Задачи работы: • выявление новой функции для памятника промышленной архитектуры, • создание новых деловых и развлекательных пространств на Петровском острове, • ревитализация и благоустройство бывшей промышленной территории. 4. Краткое описание работы. 4.1. Изученный материал и структура пояснительной записки. В ходе выполнения проекта былo проведено комплексное обследование территории проектирования, изучены особенности формирования и развития дизайна архитектурной среды, городского ландшафтного дизайна и устойчивости среды, проанализирован мировой опыт валоризации и приспособления бывших промышленных объектов и территорий. Пояснительная записка состоит из введения, где аргументируется актуальность проблемы, формулируются цель и задачи работы. В первой главе представлена историческая справа, описываются особенности объемно-пространственного решения комплекса, проводится анализ перспективных проектов организации прилегающей к объекту проектирования территории и выявляются его проблемы и потенциал. В главе номер два проводится комплексный анализ мирового опыта приспособления исторических зданий под новую функцию и выявляется наиболее перспективный путь развития объекта проектирования, а именно, создание в нем бизнес-инкубатора; изучается история и опыт создания таких деловых центров в мировой практике. Третья глава посвящена непосредственно концепция проекта, функциональному зонированию территории, объемно-пространственному и интерьерному решению. В приложении указан список литературы, включающий в себя 37 источников, а также иллюстративный материал, подкрепляющий главы пояснительной записки. 4.2. Разработанные проектные предложения. Проект приспособления фрагмента комплекса промышленных объектов «Красная Бавария» основан на результатах анализа объекта и перспектив развития прилегающих территорий, а именно строительства новых элитных жилых комплексов на Петровском острове. Сохранение памятника индустриальной эпохи, рекультивация территории, прилегающей к нему, повышение качества городской среды, решение проблемы интеграции памятника архитектуры в новую застройку квартала, инновационное развитие экономики района  главные цели данной проектной работы. Предлагается, в рамках существующей ситуации, интеграция памятника архитектуры в обновляющуюся среду, благоустройство территории и создание в Солодовне комплекса «Красная Бавария» делового центра для молодого инновационного предпринимательства  бизнес-инкубатора, который реализует широкий спектр услуг, удовлетворяющий потребности не только бизнес сообщества, но и жителей нового квартала, гостей Петровского острова и учащихся школы, проектирующейся в непосредственной близости от объекта, в одном из бывших корпусов комплекса «Красная Бавария». 5. Краткое описание методик, технологий и программного обеспечения, использованного при подготовке ВДП. Проектная часть работы выполнена на основе 3D модели, созданной в «SketchupPro 2018», чертежей созданных в «AutoCAD 2016», верстки презентационных планшетов в «Adobe Photoshop СS6» и «Adobe InDesign СS6». Пояснительная записка создана в программе «Microsoft Word», видеоматериал сформирован в программном обеспечении «Lumion8».

Relevance of the theme and choice of the object for development are justified by the necessity to save the monument of industrial architecture and to include it in new scenarios of life of the former industrial area, as well as by the necessity to create new modern public and business spaces on Petrovsky Island. 2. The purpose of the work is to create the concept of adaptation of the fragment of the industrial complex "Red Bavaria" in the context of restoration. 3. Goals of work: • to identify a new function for a monument of industrial architecture, • to create new business and entertainment spaces on Petrovsky Island, • revitalization and improvement of the former industrial territory. 4. The description of the work. 4.1. The studied material and the structure of the text part. During the project process, a complex review of the area was made , the features of the formation and development of the architectural environment, of the urban landscape design and environmental sustainability were studied , the world experience of valorization and adaptation of former industrial facilities and territories was analyzed. The main text part consists of an introduction, where the problem is argued, and the goals and objectives of the work are formulated. The first chapter presents the historical reference, describes the features of the architectural and landscaping solution of the complex, analyzes the perspective projects of the organization of the territory and identifies its problems and potential. In chapter number two, the world experience of adapting historical buildings to a new function is analyzed and the most perspective way of development of the territory is revealed, namely, the creation of a business incubator in it; the history and experience of creation of business centers in world practice is studied. The third chapter is devoted directly to the concept of the project, the functional zoning of the territory and interior solution. The application consists of the literature list, which includes 37 sources, as well as illustrative material, supporting the chapters of the main text part. 4.2. Designed project proposals. The project of adaptation of the fragment of the industrial complex "Red Bavaria" is based on the results of the analysis of the object and the perspectives for the development of the territories, namely, the building of a new elite residential complexes on the Petrovsky Island. The preservation of the monument of the industrial past, the remediation of the territory, the improvement of the quality of the urban environment, the solution of the problem of integrating the architectural monument into the new architectural environment, innovative development of the economy of the region - are the main goals of this project work. Considering design conditions, the concept of integration historical building in a new developing environment is proposed, as well as, landscaping design and the creation in malt-house of the "Red Bavaria" complex of a business center for young innovative entrepreneurship - the business incubator, that implements a wide range of services which satisfying the needs of not only the business community, but also residents of the new quarter, guests of the Petrovsky Island and students of the school being designed close to the projecting territory in one of the historical buildings of the "Red Bavaria" complex. 5. Description of the methodologies, technologies and used software. The project part of the work was made in "SketchUpPro 2018", the drawings were created in "AutoCAD 2016", the layout of the presentation was made in "Adobe Photoshop CS6" and "Adobe InDesign CS6". The text part was created in "Microsoft Word" software, the video material is formed in "Lumion8".
