Abstract
Сегодня бывшие промышленные территории, прилегающие к центральной части Санкт-Петербурга, освоены приблизительно на 10%, из которых более 65% приходятся только на проекты жилищной застройки. Нарушается баланс социально-экономического развития города, что приводит к ухудшению качества жизни населения. Целью выпускной квалификационной работы стала разработка рекомендаций по выбору направлений развития промышленных территорий, основываясь на результатах практического изучения потребностей и образа жизни населения. Существующая тенденция активного жилищного строительства может привести к увлечению плотности застройки центральных и прилегающих к центру территорий, снижению стоимости возводимого жилья, а также к снижению инвестиционного потенциала Санкт-Петербурга. Застройка должна производиться с ориентацией на долгосрочную перспективу, чтобы сделать бывшую промышленную территорию благоприятной для инвестиций, и для этого важно привлекать жителей, изучать их потребности и выявлять те характеристики территории, которые могли бы увеличить ее привлекательность в глазах горожан. Участие населения в процессе редевелопмента может способствовать развитию ответственности и приверженности плану преобразования от имени жителей, а также рационализировать расходы бюджета на развитие городской среды, продвигая исключительно важные для петербуржцев проекты.
Currently, the former urban industrial zones adjacent to the central part of St. Petersburg are developed by only about 10%, with more than 65% accounted for by housing development projects only. The balance of socio-economic development of the city is disrupted, thereby leading to a deterioration in the quality of life of the population. The purpose of the bachelor thesis is to develop recommendations to choose directions for industrial territories development. The recommendations emerge from the results of a practical study of populations’ needs and lifestyle. The current trend of active housing construction may lead to a decline in the density of development in the central and adjacent territories, in the cost of housing under construction and in the investment potential of St. Petersburg. The development should be carried out with a long-term perspective to make the former industrial area attractive for investment. Therefore, it is important to ensure residents' participation, study their needs and identify those characteristics which increase the attractiveness of the territory. Public participation in the redevelopment process can enhance responsibility and commitment to the transformation plan on behalf of residents, as well as rationalize budget spending on the development of the urban environment, promoting projects only of a particular importance for St. Petersburg residents.
