Project to improve the yacht club in the Vistula Lagoon

Abstract

В интересах развития культурного морского центра на западе России актуальным является вопрос о создании в Калининградской области благоприятных и общепринятых в международной практике условий для развития инфраструктуры водного туризма, парусного спорта и яхтинга, морской индустрии.

Калининградский областной яхт-клуб существует с 1948 г. и является одним из ключевых мест развития яхтинга в истории области. Несмотря на то, что данный клуб имеет историческую ценность и является на сегодняшний день действующим, современное состояние всей территории и его объектов нуждаются в преобразованиях.

Целью дипломного проекта является разработка концепции развития территории яхт-клуба на базе МАУ ДО СШ «Янтарный парус» в Калининграде, основанной на комплексном анализе территории для организации функционального сценария и формирования качественного благоустройства.

В связи с тем, что яхт-клуб существует давно, у него сформировались постоянные посетители. В первую очередь, это спортсмены клуба – яхтсмены, которым необходимы места стоянки плавсредств, сервисное обслуживание и места отдыха.

Клуб базируется на базе парусной школы, поэтому ученики и их родители – это ещё одна важная целевая аудитория. Для полноценного обучения подросткам необходимы классы, места тренировок, спальные места и места приёма пищи в периоды лагерей. А для их родителей – комфортные места пребывания.

Для того, чтобы данная территория функционировала круглогодично и приносила дополнительные средства для развития была выделена ещё одна целевая аудитория – туристы. Для них это место может стать местом отдыха, поэтому проектом предусмотрены дополнительные гостевые домики.

Текущими ключевыми проблемами Областного яхт-клуба являются: отсутствие транспортно-пешеходной инфраструктуры, нет площадок для проведения активного досуга на улице и благоустроенного доступа к пляжу. Все здания находятся в заброшенном состоянии. Нет выделенных мест для стоянки плавсредств на суше, их ставят в любой свободной точке. Отсутствует главное здание клуба и нет единой точки притяжения для всех посетителей. Не хватает мест отдыха на улице и мест наблюдения за соревнованиями.

Ключевой задачей проектной концепции является создание среды, которая будет привлекательна для спортсменов и гостей города. На основании изучения существующих материалов на проектирование в предложении предусмотрены искусственные насыпи, обеспечивающие новые места стоянки на акватории с возможностью проезда до них на машине.

Основными принципами организации средового пространства являются: • Функциональное зонирование с учётом сложившейся ситуации. Так, северная часть клуба сохраняет свои спортивно-обучающие функции – здесь расположен комплекс парусной школы. Южная часть дополняется местами стоянки плавсредств на суше, сохраняется место слипа и меняется ориентация эллинга; • Создание ядра клуба – главной точки притяжения всех посетителей. Таким местом станет двухэтажный административный центр с рестораном, где можно будет получить всю необходимую информацию о работе клуба, провести мероприятия или просто отдохнуть с видом на Калининградский залив; • Открытость береговой линии не только для членов клуба, но и для местных жителей; • Включение новой целевой группы – туристов и создание для них своих точек притяжения. Любой желающий сможет остановиться на территории клуба в индивидуальном гостевом домике и насладиться прибыванием в области.

Преобразование существующего областного яхт-клуба на Калининградском заливе улучшит сложившуюся ситуацию и привлечет гостей к новому виду досуга. Обновленная парусная школа вызовет больший интерес у юных спортсменов. Комплекс даст возможность функционировать марине круглый год, будет способствовать развитию различных видов бизнеса, связанных с использованием потенциала прибрежной зоны – туризма, морских перевозок, сферы обслуживания и культурно-массовых мероприятий.

Проектная часть работы выполнена в связке 3D-модели, созданной в «SketchUp 2023» и «Enscape 2020», чертежи сделаны в «AutoCAD 2022», презентационные планшеты собраны в «Adobe Photoshop 2020», «Adobe Illustrator 2020», верстка пояснительной записки выполнена в «Microsoft Word 2019».

In the interests of developing a cultural maritime center in the west of Russia, the issue of creating favorable and internationally accepted conditions in the Kaliningrad region for the development of water tourism infrastructure, sailing and yachting, and the marine industry is relevant.

Kaliningrad regional yacht club has been in existence since 1948 and is one of the key places for the development of yachting in the history of the region. Despite the fact that this club has historical value and is currently in operation, the current state of the entire territory and its facilities need to be transformed.

The purpose of the diploma project is to develop a concept for the development of the yacht club territory on the basis of the UIA to the school "Amber Sail" in Kaliningrad, based on a comprehensive analysis of the territory for the organization of a functional scenario and the formation of high-quality landscaping. Due to the fact that the yacht club has existed for a long time, it has formed regular visitors. First of all, these are the athletes of the yachtsmen club, who need parking places for watercraft, maintenance and recreation areas.

The club is based on a sailing school, so students and their parents are another important target audience. For full-fledged education, teenagers need classrooms, training places, sleeping places and eating places during camps. And for their parents, comfortable places to stay. In order for this territory to function year-round and bring additional funds for development, another target audience was allocated - tourists. For them, this place can become a place of rest, so the project provides additional guest houses.

The current key problems of the regional yacht club are: there is no transport and pedestrian infrastructure, there are no sites for outdoor activities and well-maintained access to the beach. All buildings are in an abandoned state. No allocated places for the parking of watercraft on land, they are placed at any free point. The main building of the club is missing and there is no single point of attraction for all visitors. There are not enough places to relax on the street and places to watch the competitions.

The key task of the project concept is to create an environment that will be attractive to athletes and guests of the city. Based on the study of existing materials for the design, the proposal provides artificial embankments that provide new parking spots in the water area with the possibility of driving to them by car.

The basic principles of the organization environmental the spaces are: • Functional zoning taking into account the current situation. So, the northern part of the club The sailing school complex retains its sports and educational functions. The southern part is complemented by the parking places of watercraft on land, the slip point is preserved and the orientation of the boathouse is changing; • The creation of the core of the club is the main point of attraction for all visitors. Such a place will be a two-storey administrative center with a restaurant, where you can get all the necessary information about the work of the club, hold events or just relax with a view of the Kaliningrad Bay; • The openness of the coastline not only for club members, but also for local residents; • • The inclusion of a new target group - tourists and the creation of their own points of attraction for them. Anyone can stay at the club in an individual guest house and enjoy your stay in the area.

The transformation of the existing regional yacht club on the Kaliningrad Bay will improve the current situation and attract guests to a new kind of leisure. The updated sailing school will arouse greater interest among young athletes. The complex will enable the marina to function all year round, will contribute to the development of various types of business related to the use of the potential of the coastal zone - tourism, maritime transportation, service sector and cultural events.
